How to Use Somantic to Find Undervalued Apartments in Hamburg

Let’s walk through a hypothetical example. Suppose you’re interested in investing in rental properties in the beautiful city of Hamburg with a high ROI and cash flow. You would set your filters for example as follows:

  • Federal State: Hamburg (yes the city is a federal state also known as Bundesland)
  • Square Meter: Min. 50 sqm
  • Price: Max. 500.000 €
  • ROI: Above 5%
  • Cash Flow: Positive
  • Price below market value: True

Step 1: Set Your Filters

Begin by accessing Somantic and navigating to the apartment to buy listings table.

By default no filters are selected which also can be seen through the url structure. We decided to encode the filter through the url so that sharing filters becomes easier between users. By clicking on the filter button on the top left corner we can open the filter side bar.

Select the Bundesland Hamburg.

Which now filters the table for Hamburg only apartments with the url.

Now set the minimum square meter size to 50m² and press enter.

This gives us now the url.

Next set the maximum price of 500.000€.

This gives you the url. As you can see we are slowly but steady building our filter url.

Next set the RoI to be a minumum of 5% and press enter.

Now we have the url.

We want a positive cash flow so we set a minimum of 0.

And now to find our hidden gems we set finally the price below market value to yes.

Which finally gives us the url to bookmark. Looking through the table and scrolling down we notice that we found 260 active apartments with an average price per square meter of 3.082,66€.

Looking at the last listed apartment of the first page we notice that the price being listed is 469,000.00€ but our model calculates an average market price based on similar apartments in that location to be 585,335.57€. Which is ~20% below market value. Now we can start our detailed in depth analysis on this specific apartment.
